1. Agreement
By creating an account or using Get Let Flow ("the Service"), you agree to these Terms of Service. If you do not agree, do not use the Service.
Get Let Flow is operated by GetLetFlow LTD ("we", "us", "our"). The Service is available at getletflow.co.uk.
2. The Service
Get Let Flow is a property management platform for UK landlords. It provides tools for managing properties, tenants, compliance certificates, rent, maintenance, inspections, and legal notices. The Service includes automated reminders, document storage, and an AI-powered assistant.
The Service is designed to help landlords stay organised and comply with UK housing legislation including the Renters' Rights Act 2025. However, the Service is a management tool, not a legal or financial advisory service.
3. Accounts
You must provide a valid email address to create an account. You are responsible for:
- Maintaining the security of your account and login credentials.
- All activity that occurs under your account.
- Ensuring the data you enter into the platform is accurate and up to date.
We may suspend or terminate your account if you violate these terms or use the Service for unlawful purposes.
4. Subscriptions and payments
Get Let Flow offers a 14-day free trial. After the trial, you must subscribe to a paid plan to continue using the Service. Subscriptions are billed monthly via Stripe.
- Prices are listed on the billing page and may change with 30 days' notice.
- Payments are non-refundable except where required by UK consumer law.
- You can cancel your subscription at any time via the billing portal. Access continues until the end of the current billing period.
- If a payment fails, we will notify you and may restrict access until payment is resolved.
5. AI-generated content disclaimer
The Service includes AI-powered features including a portfolio assistant, legal notice generators (Section 8 and Section 13), and certificate OCR. These features use artificial intelligence to generate content, suggestions, and analysis.
Important: AI-generated content is provided for informational and convenience purposes only. It does not constitute legal, financial, or professional advice.
- We do not guarantee the accuracy, completeness, or legal validity of any AI-generated content, including legal notices, compliance guidance, or certificate data extracted via OCR.
- You are solely responsible for reviewing, verifying, and approving all AI-generated content before acting on it, sending it to tenants, or submitting it to any court or authority.
- AI-generated legal notices (Section 8, Section 13) should be reviewed by a qualified solicitor before being relied upon in legal proceedings.
- We accept no liability for any loss, damage, legal proceedings, penalties, or adverse outcomes arising from the use of AI-generated content.
- OCR-extracted certificate data should always be verified against the original document.
6. Compliance information disclaimer
The Service provides information about UK housing legislation including the Renters' Rights Act 2025, deposit protection rules, notice periods, and compliance requirements. This information is provided to help landlords understand their obligations.
- Compliance information is provided in good faith but may not reflect the most recent legislative changes, secondary legislation, or case law.
- The Service does not replace professional legal advice. For matters involving possession proceedings, tribunal hearings, or tenant disputes, always consult a qualified solicitor.
- While we strive to keep compliance rules up to date, we accept no liability for actions taken based on information provided by the Service.
7. Your data and content
You retain ownership of all data and documents you upload to the Service. By using the Service, you grant us a limited licence to store, process, and display your data solely for the purpose of providing the Service.
- You are responsible for the accuracy of data you enter, including tenant details, rent amounts, and deposit information.
- We do not access or share your data except as described in our Privacy Policy.
- If you delete your account, your data will be deleted within 30 days, except where retention is required by law.
8. Tenant portal
If you invite tenants to the platform, they will have access to a limited tenant portal. You are responsible for:
- Ensuring you have the tenant's consent before inviting them to the portal.
- The accuracy of tenant information you provide.
- Revoking access when a tenancy ends.
9. Emails sent on your behalf
Certain features send emails to your tenants on your behalf, including compliance notices, inspection reminders, and rent acknowledgements. These emails are sent from our domain with your name in the sender field.
You are responsible for the content and appropriateness of communications sent to your tenants through the Service, including ad-hoc emails and legal notices.
10. Limitation of liability
To the maximum extent permitted by law:
- The Service is provided "as is" without warranties of any kind, express or implied.
- We do not warrant that the Service will be uninterrupted, error-free, or free of harmful components.
- We are not liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of the Service.
- Our total liability for any claim arising from the Service is limited to the amount you paid us in the 12 months preceding the claim.
- We are not liable for any losses arising from reliance on AI-generated content, compliance information, or legal notices produced by the Service.
11. Acceptable use
You agree not to:
- Use the Service for any unlawful purpose or in violation of UK housing law.
- Upload malicious files, attempt to access other users' data, or interfere with the Service.
- Use the Service to harass, intimidate, or discriminate against tenants.
- Resell or redistribute access to the Service without our permission.
- Attempt to reverse-engineer, scrape, or copy the Service.
12. Changes to these terms
We may update these terms from time to time. We will notify you of material changes by email or through the platform at least 30 days in advance. Your continued use of the Service after changes take effect constitutes acceptance of the new terms.
13. Governing law
These terms are governed by the laws of England and Wales. Any disputes arising from these terms or the Service will be subject to the exclusive jurisdiction of the courts of England and Wales.
